Your own app for property management companies

The app for your property management — requests, not phone calls.

“Something's dripping at my place — can you send somebody?” — the third call today, no photo, no unit number? In your tenant app every request arrives documented, and the notice reaches everyone.

A paper notice hopes to be read — the app knows: 44 of 46.

The notice has been hanging for days — maybe four of forty-six have read it.

Through the digital building board a message reaches everyone — provably. And requests come in sorted instead of as a phone call.

A read: from the property office

It is never the big damage that eats the day.

Ask a property manager what wrecks her day and it is rarely the burst pipe. It is the thirty small calls a week: when is the plumber coming? Has my statement gone out? Is the elevator really down on Monday? Six minutes each sounds like nothing — until it turns into hours every week and roughly twelve by the end of the month.

≈ 12 hrsless phone time a month — per property manager
from $4,000a full app in the stores, ready in about 2 weeks

Why the phone is the most expensive channel

A call is the one channel where both sides have to have time at the same moment. The resident catches you in the middle of a statement, describes a stain you cannot see, and only half remembers the unit number. You take notes, ask again, hang up — and end up with a report nobody but you can read back.

The same report happens in the app in passing: photo of the water stain, two lines about it, send. The property and the unit number are attached automatically, because the app knows who is typing. What lands with you is not a slip of paper but a case — and the work order for the plumber comes straight out of it, with the photos, without retyping anything.

Most of the calls are not reports at all. They are status questions.

Whoever sees the status does not call

The least spectacular feature is the most effective one: accepted, dispatched, done. If the app says “contractor dispatched, time to follow”, the resident has no reason to check in on Friday. He sees the same state you do — just without the to-do list behind it.

Honestly said: the phone does not go quiet. Somebody who has called for thirty years keeps calling, and for the lady on the third floor without a smartphone the sheet stays up in the stairwell. An app does not make a renovation cheaper or a plumber faster either. It clears away the trips in between — and every household that uses it frees the line for the people who really need somebody.

The meeting everybody came to — because everybody knew about it

A paper notice hopes for foot traffic: it was read by whoever happened to stop, honestly counted a handful of the forty-six households. The same message as a push actually reaches the units — at the last water shutoff it was 44 of 46, with a timestamp and provable. That is not a pretty detail, it is the difference between “it was posted” and “everybody knew”.

For events that changes more than it sounds. The invitation to the owners' meeting sits with the agenda and the documents in the same app, the RSVP is one tap, and you can see where you stand beforehand: 13 of 18 have said yes. Decisions are still made in the room — but you no longer drive over and hope. The paperwork disappears the same way: statements, operating cost statements and minutes live in the folder in the app instead of in an envelope. And at the last meter reading 39 of 46 numbers were in before anybody had to walk the building.

Where to start? With whatever loads the phone the most — usually that is the notices and the requests with a photo. That is already a finished app: in the stores, under your company's name, with notifications to every household. Documents, contractor work orders and the owners' area are further blocks — they come along when you need them.

Plus documented reports with a photo and the unit attached: the work order for the contractor comes straight out of the report — nothing retyped, documented through to billing.

Photographed the water stain in the stairwell, sent it — the same day the app said: contractor dispatched, Thursday 9 to 11. No phone call needed.

I would have missed the water shutoff before; now it comes to my phone the evening before. Reported the meter reading with a photo, two minutes. Searching the documents still snags sometimes.

08Set packages, set prices

What does it all cost?

There is no hourly billing and nothing added on afterwards: you choose a package, you get a fixed price for it, and you know in advance what is included. Even Start is a complete app — the larger packages add features and deeper technology, not better quality.

Included everywhere: App Store, Google Play and the browser — along with hosting, updates and support. The only difference is the feature set.

from $199 / month

  • We build it, run it and maintain it; you pay monthly
  • Updates, new features and support are part of it
  • The source code stays with us at first and becomes yours once it is paid off in full

Depending on the feature set, projects land between $4,000 and roughly $30,000 — how far your app goes is your call. We name the fixed price after a short conversation, free and without obligation.

The three packages are typical sizes; anything in between is possible too. The math: base package $4,000, each additional module about +$900, each connection to an existing system about +$2,500. The shows what every single feature costs.

Where do the speed and the price come from? We work with current tooling, AI included — the time we save goes back into the price, the care stays handmade.
