Without an app this would have turned into an evening on the phone — and the first showing would have taken 6 days instead of 2.

Scene: Saturday showing10:30 AM

Two days on the market — and someone who was looking for exactly this is already standing in the living room.

The difference is not the ad, it is the list: reach the matching saved searches in seconds and you spend Saturday having conversations instead of Friday evening making calls.

From the field

What an app really changes in a brokerage.

The list is a brokerage's real capital — and it is also the thing that gets maintained worst. 512 names, half of them carrying a wish list from the year before last, some long since settled, some on a different cell number. So every new listing starts with the same question: which of them do I call tonight? That is exactly where your own app goes to work — and nowhere else.

512buyers on the list — the listing finds the right 7 in there
41 minutesfrom the evening alert to a booked showing on Sat 10:30 AM
2 instead of 6 daysto the first showing — same home, same price

Why your own list is worth more than the next ad

Let us do the arithmetic soberly: four new listings a month, about 21 calls and callbacks each, six minutes a conversation — that is a good 100 hours a year spent trying to reach people who are cooking, working or sitting in traffic. The app does not replace that round with more reach, it replaces it with accuracy: the listing goes to the saved searches it fits — 7 out of 512 in our example — and everybody else stays undisturbed. Further down you can run the numbers with your own.

The second effect is the one you see in days on market. When a new listing goes out Friday at 7:04 PM, the first replies come inside half an hour, and the first showing is set 41 minutes later — Saturday, 10:30 AM. Instead of six days to the first showing it is two. That does not make the home worth more and it promises nobody a better price; it simply shortens the stretch in which a property belongs to nobody and you are working on it anyway.

A listing that lands with the right seven in seconds does not need a round of phone calls.

“Our buyers are not exactly the app generation”

Often true. The couple who have been looking for a three-bedroom with an elevator for two years will not install an app just because it exists. They do not have to: anyone who would rather not stays on the list and keeps getting their call. The app is aimed first at the people for whom speed decides — young families, investors, people with a job and two kids who check at ten at night whether anything came up.

In practice one sentence at a showing and a QR code on your card is enough: “This is where you see our listings before they are advertised, and you book your own showing time.” In our experience the ones who download are exactly the ones who react fastest anyway. So you do not lose anybody because there is an app — you win back the ones who otherwise call the third agent while you are still on hold with the second.

What the app does not take off your plate — and what the first month looks like

Let us start with the limits: disclosures and the paperwork your state requires stay your obligation, the app only reminds you in time. It does not judge anybody's credit, it does not replace a purchase contract or legal advice, and it will not tell you what a property finally brings. What it does is narrow: hold listings and their documents in one place, keep saved searches current, put the matching pieces together and let showings be booked without a round of scheduling.

Two weeks pass before the first version is in the stores — and from $4,000 that is not a trial version but a full brokerage app under your own name. The weeks right after are quiet: you enter one or two listings, part of your list downloads the app, the saved searches fill up. It gets noticeable at the third or fourth listing, the first time you do not call down a list. Count in months rather than weeks until a solid core uses it — and then you have a list that maintains itself, because everybody keeps their own search current.

How many names are on your list — and how long does the round after a new listing take at your office? Tell us and we will run the numbers with yours.

03No buzzwords — do the math

What does the round of calls after every new listing cost?

Move the sliders and the total follows.Worked example
New listings per month4
Calls and callbacks per listing21
Minutes per call6
New listings per month4 listings
Calls and callbacks per listing21 × 6 minutes

≈ 100 hours a year back — time that used to go into calling down your own list.

And then there is the part that is hard to put in hours: the first showing happens after 2 days instead of 6 — and whoever gets the alert at 7:04 PM is standing in the living room on Saturday at 10:30.

The alert came in the evening, the floor plan was right there, and I picked the time myself in the app. No callback, no waiting until Monday.

Listing sheet, disclosure and floor plan sit with the listing, and I filled out the buyer profile in the app. Only the map search could be a bit finer.

No off-the-shelf builder, no chain of anonymous contractors: an owner-run development studio that designs, codes and looks after apps for brokerages itself.

06The road to your app

From an idea to your app in the stores.

1

Tell us about your office

A short conversation: how many listings, how big the list, what eats the most time today. That is all we need from you.

2

You get a proposal and a fixed price

Concrete and readable: what the app does, how it looks, what it costs — in writing.

3

We build, you watch

You see a preview on your own phone early — with a real listing from your inventory — and say what should still change.

4

Your app goes into the stores

We handle publishing on the App Store and Google Play — under your office's name.

5

We stay on it

Updates, new features, help day to day — you are not left alone with the technology.

07Set packages, set prices

What does it all cost?

There is no hourly billing and nothing added on afterwards: you choose a package, you get a fixed price for it, and you know in advance what is included. Even Start is a complete app — the larger packages add features and deeper technology, not better quality.

Included everywhere: App Store, Google Play and the browser — along with hosting, updates and support. The only difference is the feature set.

from $199 / month

  • We build it, run it and maintain it; you pay monthly
  • Updates, new features and support are part of it
  • The source code stays with us at first and becomes yours once it is paid off in full

Depending on the feature set, projects land between $4,000 and roughly $30,000 — how far your app goes is your call. We name the fixed price after a short conversation, free and without obligation.

The three packages are typical sizes; anything in between is possible too. The math: base package $4,000, each additional module about +$900, each connection to an existing system about +$2,500. The shows what every single feature costs.

Where do the speed and the price come from? We work with current tooling, AI included — the time we save goes back into the price, the care stays handmade.
